Spring is here –  time for Spring cleaning, the best time of year for cleaning the house from top to bottom.  Now would be a great time to start sorting through the attic, garage, closets and maybe that storage unit you keep paying for each month, to weed out the unwanted items you’ve been meaning to unload.  This is a great time to organize a yard or garage sale or bag up all those items you don’t use to drop off at your favorite charity.

Why a Home/Business Inventory?

You might not realize the importance of having a complete inventory of all your personal or business possessions. There are many reasons why you should have a complete inventory of everything you own. Here are some of the most important reasons to take stock of all your belongings.

12 REASONS WHY YOU SHOULD GET A HOME INVENTORY!

  1. Marriage: You’re getting married and joining 2 households.
  2. Divorce: Thinking of divorce?  You should make sure that you have a record of everything so that you can split the contents of your home equally.
  3. Guardianship: You have a parent who is ill and you’re considering putting them in a facility where they will get the care they need.  Now you have to go thru everything in their home to consider what to keep; sell or donate to family members or charity. Or, your parents live in another part of the country.  Do you know what they have?
  4. Moving: You’re moving across the country or the city and you’re using a moving company.  Make sure that what you put on the truck comes out in the same condition or, that it comes out at all.
  5. Second Home/Rental Property: You have a furnished rental property and you want to make sure that the state of any furnishings in the house, are in the same condition when your tenants moved in as when they move out.  And, you want to make sure that nothing is missing.
  6. Pre-Nuptials:  You’re considering marriage and you want to create a Pre-Nuptial Agreement.  A full record of what you brought into the marriage would be an excellent way to CYA.
  7. Collections: You have a collection that is either valuable monetarily or personally.  Have a record of those valuables in case you ever lose them,  they get broken, stolen or destroyed.
  8. Storage Unit: Do you know what you placed in storage? Most people don’t have a clue and you could have valuable items just waiting to be stolen or ruined!
  9. Interior Decorating: You are having your house redone by decorators and contractors.  Shouldn’t you have a record of all of your valuables and their condition?  It never hurts to be sure that your valuables remain in your home and that you have proof of any possible damage.
  10. Mediation: a form of alternative dispute resolution (ADR) or “appropriate dispute resolution“, is a way of resolving disputes between two parties. A third party inventory can help the parties come to a final decision based on the facts given.

Inventory Your Photo/Video Equipment Before You Go On Summer Vacation

Vacation time is here!

If you’re going on vacation with your camera equipment make sure you “Document” everything you’re taking to record your holiday memories. In case of loss, theft or damage you want to know that your camera’s, lenses or video equipment is inventoried and a copy of that documentation is stored someplace safe and readily available in case of loss. Autumn is Here!

Summer is over, the days are getting shorter and pretty soon the leaves will be changing from green to all those spectacular colors here in southern Connecticut. Mother Nature’s color display will not last long before those beautiful leaves will be hitting the ground and home owners will be raking like crazy to clean up and prepare their lawns for winter.

The key word for Fall season is PREPARE – time to not only enjoy the change of  season but also time to get your home and property ready for Winter. Here are some helpful tips to button up your home and property to prepare for Winter:

1) Lawn & Yard Maintenance – Those beautiful leaves need to be cleaned out of your gutters before they rot and cause water damage to gutters and water spill over onto the walkways and yard. Left over leaves in gutters can also dam up and cause damage to the interior walls of your attic area.

2) Flower Beds – clean, trim, fertilize plants and lawns (once all the leaves are gone).

3) Roof Inspection – while you’re up there cleaning out gutters, check your roof for any damaged shingles or tiles to prevent leaks when snow piles up on the roof.

4) Driveway & Decks – repair cracks and reseal driveways. Check out decks, porches for damaged supports, stairs & railings. Apply a new coat of deck sealer or stain to decks.

5) Chimney, Fireplace & Flu’s – check the outside of your chimney for cracks and damaged joints & patch where necessary. Clean out the flu to your fireplace or wood stove to remove creosote build-up, creosote can ignite, causing chimney fires. If unable to perform flu inspection/clean out yourself, hire a professional Chimney Sweep to be on the safe side.

6) Heating System – Hire a professional HVAC technician or have your oil or gas company perform a yearly tune-up. Remove or cover window air conditioners, cover central ac outdoor units.

7) Windows & Doors – Caulk windows and weather strip doors to prevent drafts (doing this will cut down on heat loss & reduce heating costs). Remove & store screens on windows & doors and install storm windows & doors.

8) Smoke & Carbon Monoxide Detectors – change batteries and test all smoke/fire/carbon monoxide detectors and replace if defective.

9) Supplies – check your snow shovels, ice scrapers, ready your snow blower and stock up on salt or calcium chloride and fire wood before the winter rush begins. it’s always better to prepare early to avoid the hardware store or Home Depot rush just before the first blast of Winter is predicted.

These are just some of the common preparedness tips – you might also want to start a home inventory of all your possessions, inside and outside. This is a great time to include a walk through of your home to start, continue or update your existing home inventory –
